How to identify it: A cabinet unit usually located in a closet or along a wall. It has a fan and a coil but no compressor — it connects to the building's central hot and cold water pipes. You'll typically see two small water pipes running into the unit.
Common in: Older Toronto high-rises built before 2000. Very common in downtown condos.
How to identify it: Similar cabinet size to a fan coil but it has its own compressor — you'll hear it cycle on and off. It also connects to the building's water loop but generates its own heating and cooling rather than relying on the building's central system.
Common in: Newer Toronto condos and mid-rise buildings built after 2000.
How to identify it: Look for the "Skymark" brand name on the unit label. It's typically a floor-standing or closet-mounted unit. If a technician has told you parts aren't available or the unit can't be fixed, it's likely a Skymark.
Common in: Toronto condos built in the 1980s and 1990s. The brand is discontinued but the units are still widespread.
How to identify it: A large unit mounted under or beside a window, typically with a visible grille on the front. It's completely self-contained — no building water connections. Similar in appearance to a hotel room AC unit.
Common in: Older Toronto apartment buildings and condos, particularly those converted from apartments.
