Maintenance Plans
Most companies send a guy up to change the filters and the belts and call it a maintenance. That isn't one. What actually wears out a rooftop unit is airflow: a loaded filter and a dirty evaporator coil starve the blower and the heat exchanger, and a dirty condenser coil makes the compressor run at higher pressures because it can't reject heat. Blower motors and compressors die early for exactly those reasons, and those are $2,000 and up to replace.
So we do it properly. We do the full maintenance in the spring and a follow-up in the fall to change filters and check nothing's moved in, like a wasp nest in the inducer exhaust. On the spring visit we pull the filters, brush and wash the evaporator coil with a coil cleaner to break down the organic buildup, then do the same on the condenser coil. We find a water source, run a hose up to the roof, add another hundred feet of hose to reach the unit, and rinse at real volume. Bearings get greased. It takes time, and it's the reason our units last.
$350 to $400 per unit, filters included: about $350 for a typical 3- to 5-ton unit, closer to $400 once you're at 8 or 10 tons. Five or more units on one property and it drops to $250 to $300 per unit depending on tonnage. We want the whole plaza: rooftop units, makeup air units, cooling towers, boilers, on one plan with one point of contact.
