We work across all of Toronto and the GTA: downtown, midtown, North York, Scarborough, Etobicoke and East York, and north and west into Markham, Vaughan, Richmond Hill, Aurora, Newmarket and Mississauga. A service call is $149 anywhere in that area.

What changes from one part of the city to the next isn't the price. It's what we find when we open the door to the mechanical room. Here's what that usually looks like.

Downtown, midtown and older Toronto

Neighbourhoods like the Annex, Cabbagetown, Riverdale and North Riverdale, Leslieville, the Beaches and Upper Beaches, Yonge & Eglinton, Yonge & Lawrence and Leaside.

A lot of the older houses here still heat with hot water: a boiler in the basement and radiators upstairs. Honestly, it's our favourite kind of heat. It's quiet, it's even, and a well-kept boiler system lasts a long time. For cooling, these houses usually have ductless mini-splits, or a high-velocity system like a SpacePak with the air handler up in the attic.

We install and service all three. See our residential heating and heat pump and mini-split pages for more.

Downtown condos and high-rises

Downtown is mostly condo towers, and pockets like Thorncliffe Park and Flemingdon Park are mostly apartment and condo buildings too. Inside the suites we mostly see water-source heat pumps in a closet, then fan coils, then PTAC and packaged units. Our condo HVAC page covers those in detail, and building managers can see our property manager page.

About parking. Parking downtown can be the hardest part of the job. When you book, tell us if there's parking and where. If you or your building can arrange a spot, great. If we have to pay for parking, what we pay gets added to the $149 service call, so it helps everyone to sort it out ahead of time.

North York, Scarborough and East York

Places like Don Mills, Graydon Hall, Willowdale, Topham Park and most of Scarborough, especially the band around Lawrence and Eglinton and up toward the 401.

This is bungalow country, and the equipment is a mix: furnaces of every age, central air, and every so often an oil furnace in a house that never switched to gas. We've done an oil-to-natural-gas conversion here, near Lawrence in Scarborough. If you're still on oil and thinking about it, send us a photo of the furnace and the tank.

For keeping an older furnace going, our furnace service guide is a good place to start.

Newer homes in the GTA

Markham, Vaughan, Richmond Hill, Aurora, Newmarket, Mississauga, and newer builds anywhere in the city.

Almost every new house comes with a high-efficiency furnace, central air, an HRV, and a hot water tank, sometimes a tankless. The equipment is newer, so most of the work is maintenance, warranty-age repairs and the occasional upgrade.

Service area questions

Which areas does Epsilon Mechanical serve?

All of Toronto, including downtown, midtown, North York, Scarborough, Etobicoke and East York, plus Markham, Vaughan, Richmond Hill, Mississauga, Aurora and Newmarket. If you're on the edge of that, call and ask.

Do you charge extra for parking downtown?

Only if we have to pay for it. Let us know when you book whether there's parking and where. If you or your building can arrange a spot, there's no extra charge. If we have to use paid parking, what we pay is added to the $149 service call.

Do you service boilers, radiators and high-velocity systems in older Toronto homes?

Yes. Hot water boilers with radiators, ductless mini-splits and high-velocity attic systems like SpacePak are common in older homes downtown and in midtown, and we install and service all of them.

Can you convert an oil furnace to natural gas?

Yes. We still find oil furnaces in older bungalow neighbourhoods, and we've converted a home near Lawrence in Scarborough from oil to natural gas. Call us with a photo of the furnace and the oil tank and we'll tell you what's involved.

Not sure if you're in our area? Call (647) 269-9704 or send us a message. If we can't help, we'll tell you.
